THE OLD WAY IS BROKEN

Before nBIM vs After nBIM

Traditional approach — 3 tools, 3 licences
BIM models in Navisworks — desktop install + per-seat licence
Point clouds in Leica Cyclone or Trimble RealWorks — specialist tool only
GIS in ArcGIS — separate expensive subscription
Coordinate drift every time data moves between tools
Clients & facility managers locked out — no licence, no access
With nBIM — one browser, one link
IFC, LAS/E57 + GIS unified in one browser viewport
Large Files rendered cloud-side — no specialist hardware
Native GIS viewer built in — no ArcGIS licence required
Automatic georeferencing from file CRS — zero manual work
Any stakeholder opens full model via browser link — no licence

nBIM is a browser-based BIM management software platform developed by nCircleTech that unifies BIM models (IFC), point cloud data (LAS, E57), and GIS maps in a single browser viewer. It replaces traditional BIM coordination software, point cloud viewers, and GIS tools with one browser-accessible platform — requiring no desktop installation and no per-seat licences for project stakeholders.
No. nBIM is entirely web-based and runs in any modern browser on desktop or mobile. No software installation is required for any role — project managers, clients, facility managers, and government reviewers all access the full BIM viewer, point cloud viewer, and GIS view via a shared browser link without a licence of any kind.
Scan to BIM is the process of converting LiDAR point cloud scan data (LAS or E57 format) into an accurate BIM model (IFC format) — creating a verified spatial record of what was actually built. nBIM supports the complete scan to BIM workflow: upload the design IFC and the as-built point cloud scan, run a 3D comparison to identify deviations, document the verified as-built model, and share it with any stakeholder via a browser link without specialist software.
As-built drawings are construction documents that record what was actually built, as opposed to what was designed. nBIM creates verified as-built documentation by overlaying the original IFC design model and the as-built point cloud scan in the same browser viewport — highlighting deviations in 3D, pinning issues to their geographic location, and producing a browser-accessible as-built model that replaces traditional PDF redline packages.
BIM GIS integration means placing BIM models within a real-world geographic coordinate system alongside GIS map data. nBIM provides native BIM GIS integration without requiring an ArcGIS licence: upload an IFC model and the platform automatically georeferences it, placing it on a satellite, topographic, or street map basemap. GeoJSON vector layers can also be added for site boundaries, utility networks, and road alignments.
nBIM natively supports IFC (BIM models including Revit-to-IFC conversion), LAS and E57 (point cloud files from LiDAR scanners including Leica, Trimble, and FARO), GeoJSON (vector GIS data), and PDF, JPEG, PNG for document attachments to GIS objects. Large files are supported with cloud-side rendering handling large infrastructure scan datasets without local hardware constraints.
